View Lots in Century Ranch Subdivision

A moratorium on future building is currently in effect in Century Ranch, due to the limited water supply. This means lot owners who do not now have a septic system and water meter on their property cannot build until additional sources of water can be found. However, if enough contiguous lots can be joined to form one acre, Colusa County may issue a well permit. With a well permit and land that will percolate, the way is open to obtaining a building permit.

To qualify for a well permit, the lots will have to be legally joined and issued a single parcel number. Currently each Century Ranch lot has a unique parcel number. Century Ranch lots vary in size, but most are between 0.25 and 0.5 acre. It typically requires three lots to create a one-acre parcel.

The Colusa County procedure for joining lots (erasing lot lines) is complicated and can cost several thousand dollars to complete. Each situation is different and the process should not be considered without checking with the Colusa County Departments of Environmental Services and Building and Planning.

Roads are maintained by the Century Ranch Residents’ Association, Inc. Every lot owner is legally required to be a member of the residents’ association and is assessed a $50 per lot annual fee.
